I would personally try with Max for Live. I need to think about it but you could track whenever a chain zone is selected and send a « all notes off » message to the previously selected chain.
Do you have Max programming skills ?

Isotoniks' Follow device is great.
However, if you "only" want to launch the next scene after a certain amount of time, I use this functionality i my personal performance patch. I could post a strip-down version if you're not in a rush.
