i actually like my landlord lady.. she's really cool! so cool in fact that she was able to get approval to let me slide on the rent for a month because i've lived there for so long.

Ya I've had a couple kool ones, I still get one old landlord of mine a bottle of good booze for Xmas.
But, for the most part, landlords are scum sucking vermin.

I wouldn't go as far as saying mine is a cunt, but within a few months of moving into the complex we are at our apartment was broken into while we were home and instead of getting the fuck out of there altogether we moved to a different apartment in a different wing and higher floor and there was a lot of vacancies. The complex got a notice a few months ago that they were raffling off a flat screen TV to anybody that paid their rent on time the following month and we've never been late on rent.

But last month I called to tell them we might be 1 day late in paying the rent and they wouldn't wave the $60 late charge. WTF?

dum - I agree with you. (we got a historic event going down here ) landlords are mostly vile pondscum in my experience.

When I was at Uni in London, I let properties from all kinds of chancers, sleazy minor criminals and other scum who let out their structurally deficient, non code approved cheap cowboy building worked slums (in lovely areas such as Hackney, Harringay and then going really upmarket to Brockley, the most mind numbingly boring place in the world, with a police station 2 doors down from us, so no weed and sex parties chez nous) for exorbitant fees while neglecting to do feck all about things such as rising damp, rodent problems and forcing you to use electricity key meters because they didn't want to be on the hook for run out tenants - this wouldn't be too bad, except the only place you could get the key charged up was 7 miles away and only open during daytime business hours when all of us were so broke we could barely afford public transport let alone a car.

Seriously, one guy thought he was like Santa CLaus when he came around and gave us all 10 pounds for Christmas, while neglecting to repair rising damp, a cracked window in the lounge, hot water which never got warmer than cool, and storing his own junk in a room in the house, which meant he frequently popped in at all hours which was a buzzkill. Probably had a big stash of crack in that room ...

Actually being a rental property owner myself, I'm pretty sure tenants take the overall scum awards. You guys only have one landlord to deal with and that person actually owns the place. I got multiple tenants who THINK they own the place but never have to actually take care of it or pay for it. Oh boo hoo you get charged for turning in your rent late! Well the bank and utilities dont wait for my ass to send them their money past the due date, they just hit me with huge fees and ding my credit.

I was never late on my rent payments in the 3 years I rented but 3 out of 4 landlords slimed out of paying me my deposit back at the end of the lease, in spite of leaving the places just as we found them.

I'm sure there are plenty of scum tenants, probably a very significant majority - but there are also plenty of vile, cheating landlords too. Friends of ours leased a place that had been newly refurbished and had wild parties which led to the carpet needing replacing, had a fire in the kitchen which warped floorboards on the upper level because they fell asleep drunk with a frying pan on, and had the place so filthy that they got a cockroach infestation - and their landlord still payed up their deposit at the end of the lease !!!

Money laundering, mob connected, and sleazy immigrants who never show their faces and charge you over the odds for leasing a dump. These are some of the landlords I encountered. I bet none of them declared the income for tax purposes as all of them wanted cash.

Actually being a rental property owner myself, I'm pretty sure tenants take the overall scum awards. You guys only have one landlord to deal with and that person actually owns the place. I got multiple tenants who THINK they own the place but never have to actually take care of it or pay for it. Oh boo hoo you get charged for turning in your rent late! Well the bank and utilities dont wait for my ass to send them their money past the due date, they just hit me with huge fees and ding my credit.

Landlord's are scum by definition though. And ya, landlord's own the place. That's the point - our presence is merely transient and yet we're paying for landlord scum to own it or use it as a source of revenue - given the circumstance I'd say the LEAST a landlord should do is maintain HIS fucking asset. My current landlord was supposed to fix the ventilation in HIS KITCHEN (i'm merely renting it) since almost 6 months ago - I'm constantly asking him about it. Yet, when I'm less than 24hrs late with his monthly rent he's ringing me up at fucking 0830 hrs, waking me up, to bother me about the rent - i don't answer of course, fuck him.
Last month he rang my college up because I was 4 days in arrears. He didn't even text me first, and he emailed me AFTER he rang the fuckin college. heh. I don't know about the usa, but that's illegal in my country and I've been advised I could terminate the lease if he does it again - with my full deposit back.
Anyway - I've been late twice intentionally, the last two months , and this is the way it's going to be until he honours his obligations. You'd swear I was going to keep the bloody ventilation after he installs it.

Over the years I've spoken with my countries citizen's advisory board on tenancy issues a few times, and also the faculty which specialises in this area, and they don't paint a pretty picture of landlords. they describe them as pariah's who will take you for every penny they can, and spend the least amount they can get away with. They're also partial to brinkmanship so you will be pushed to drastic measures.

Literally 80% of the landlords I've encountered over the last 10 yrs have been completely crooked, dishonest, outright thieves. Really if I started ranting on this topic I don't know when I'd stop, too many stories to tell.

In short, being a landlord is a cunt's game and needs more regulation. And if you are a landlord, you are probably a cunt with a cunt's mindset and will go to hell. But you won't be tortured in hell, you'll be guests of honour. You'll probably have air conditioning in your quarters. and asian concubines.

He is responsible for maintaining the property to certain specifications as part of the rental agreement and local laws. if he isnt, then report him or file a small claims suit. otherwise, go somewhere else. and when you get to that somewhere else, make sure you get IN WRITING a complete rental agreement that covers all of the landlord's responsibilities in detail. just remember that without landlords you probably wouldnt be able to afford a place to live at all

where im from, typical costs of ownership include:
mortgage
mortgage insurance (depending on the mortgage)
property taxes (both county and state)
utilities
homeowner's/renter's insurance
maintenance costs

if its a rental property, then there are other costs on top of that (higher mortgage, higher interest, higher maintenece costs, plus attorney fees and standard back end business costs and taxes)

add all those up and you're looking at LEAST $5k-6k a month in payments, and that's for a shit 1-2 bedroom place in a crap neighborhood. Typical rent is between 750-1200 a month, which means that to own your own place you'd have to be making about 5 times your current salary to maintain the same standard of living. If you can afford it already, then why rent? Or a better question is, if you can afford to own then why COMPLAIN about renting? Just go, its a buyers market!

That's fucking stupid, renting out property you own is a business, treating people like shit and cutting corners might be good for profit, but it's shitty human behavior. You can still make money and not be a douchebag, but most owners (be it individuals or realty companies) are shitty asses because they're greedy fuckers.

Did you read the part where dude said some of the stuff landlord was doing is illegal in his country? Why do you think his country and the US and probably many other countries had to make special laws for this?
