Problem in rendering

Hi,
I have a huge problem in rendering to disk.
I have the esigence during composing a song to rendering some midi tracks (eg 4 midi tracks) in the corrispective audio tracks (eg 4 audio tracks).
In this manner i can add more tracks to my song and the cpu remain slow.
Well, when i render one midi track to trasform it to a wave file the wave rendered is not the same as the midi track.
The wave have 2 differences:
1- (less important) the first sound (eg in a 4/4 kick the first kick) is repeated or delayed or not in sync
2- (more important) the looped wave file have a delay (few milliseconds) from the original that vary,not only in quantity but also in sign (+x msec o -y msec), at every loop.
Whit this problems is not possible work!
Please note that is not a version problem (5.0.3 or 6) and that i use the asio drivers, but the problem persist whit the original drivers.
