Backwards latency issue. HELP

I'm having an issue that i would think that would be easy for me to solve. I've spent a few hours trying to fix it and figured i'd come here. I also searched the forums & such, so here it goes

I am using a PROJECT MIX i/o and a motif into ableton. The Motif sequencer is synced up to ableton - when I hit play in ableton the keyboard plays. In time. No problem. No latency issues what so ever. Just the audio is routed THROUGH ableton at this time and the track is armed. We are not doing any sort of hardware "zero latency monitoring" - total latency in setup shows about 10ms

Now I want to actually RECORD this clip. I launch the record button and record the loop for four measures. When I hit enter to go out of record and play the loop, my problem appears. The loop starts about a 16th note EARLY. If I move the BEGINNING MARKER to where it's suposed to be, it's fine. But I don't like to do this for every take!

I tried to duplicate the backwards delay with a mic, and it's certainly there. All my "track delay" settings are set to zero.

Any ideas
